The short answer: It is a fair suspicion, and the honest answer is: a properly structured plan is genuinely different from a conventional mortgage in the contract underneath, not just the marketing — but not every product wearing the label earns it. The difference is real; the diligence is on you.

The substance is in the contract. A conventional mortgage lends you money and charges interest for the time you hold it. A sound halal plan changes the underlying transaction: the institution actually co-owns or buys the property, and earns through rent or a fixed, agreed profit on a real asset it genuinely held — not interest on a loan. When that structure is real, it is genuinely different, not cosmetic. The fair criticism is that some products mimic a mortgage so closely, with the institution taking no real ownership risk, that scholars question whether the difference is substantive.
